In western North Carolina, a rising number of purchasers seek healthy, green, smart and sustainable homes. A recent national survey found that 82 percent of new home buyers express concern about the health and safety of their homes. Yet, another 65 percent said they will pay more for a home certified as healthy or green. These numbers reflect our own experiences with the rising demand for healthy homes in the southern Appalachians.
Surely, this means that challenges to a home’s healthiness must be addressed whether you’re buying or selling – and no matter the age of the home. Often, rapidly changing climate conditions, extreme weather, humidity and moisture can cause problems. These issues may or may not be identified during a standard home inspection.

Smart, Green and Healthy Should Go Hand In Hand. What if They Don’t?
If a home is not healthy, then it is not sustainable. Are you thinking of investing in a “net zero,” “smart,” or “green” home? Then, you’ll want to consider the ways that those structures differ from older, more traditional types of homes.
At A Healthier Home, we are members of the Green Built Alliance, and we are proud of our LEED certified healthy home technicians. We 100 percent support current gains in green and sustainable housing. In western North Carolina, we visit a number of new, sustainable houses in which the occupants are concerned about healthiness. During those exams, we put a lot of thought into what works in a healthy way, and where improvements could be made.
In some cases, residents use the systems in sustainable houses differently than designed. This usage can cause health stressors, problems with indoor air quality, or change the home’s carbon footprint. In other cases, it may be that the increased tech load causes occupants to experience issues with electromagnetic frequencies. Or perhaps moisture affects the home differently, causing mold when it is occupied rather than when it was vacant.
